In 2014, Dallas is Growing
Dallas is growing. There are four major downtown sales happening this year and that’s on top of all of the office space that was sold over the course of 2013. More than half of the properties in development in Dallas have already been sold.
The KPMG Centre, which rises above the city at an incredible 34 stories, has been up for sale since 2012. The bronze glass, 1980’s style skyscraper is a lucrative buy and this could be the year that it gets taken off the market.
One Main Place on Main Street, an office block standing 32 stories high, also went up for sale last summer and is still on the market. There have been a few interested buyers, but the seller, HFF LP has yet to make a decision.
1700 Pacific tower, a 49-story skyscraper in the downtown area, has been a hot topic of conversation among buyers, but no definitive transaction has been completed.
Perhaps the property with the most immediate implications for business in North Texas might be the Fountain Place; the 60-story office building that went only made it on to the real estate list at the tail end of 2013. It’s already expected to sell in a few months.
Santander Consumer USA isn’t looking to buy, but rather to rent enough office space in the Thanksgiving Tower downtown to house up to 1,000 new employees.
