EXTERIOR PAINTING

Overview

Most houses we paint in Plano, Frisco, Allen and North Dallas are brick. That doesn't mean there's nothing to paint. It means the paint is on the parts that take the most weather: trim, fascia, soffit, and the siding on gables and chimneys. When that paint fails, the wood under it is next.

So we don't start with paint. We start by finding what's soft, split or rotted, and we replace it. Then we prep, then we paint. Randy looks at your home himself, gives you the price himself, and meets the crew at your house the day the job starts.

What We Paint

On a typical brick home, exterior painting means:

  • Trim, fascia and soffit
  • Siding, gables and dormers, in wood or fiber cement (Hardie)
  • Chimney siding

Rotted Wood Gets Replaced Before We Paint

Paint doesn't fix wood. If a fascia board is soft or window trim has opened up at the joints, painting over it hides the problem for a while, and then it's back and worse. Our crew cuts out the bad wood and replaces it as part of the same job, so you're not hiring a painter and then hunting for someone to do repairs. More on our wood rot repair.

Fascia is the board your gutters hang on, so rotted fascia is a gutter problem too. See seamless gutters.

Prep Is Where Paint Jobs Are Won or Lost

Most paint failures are prep failures. Ours:

  1. Cover everything that isn't getting painted: brick, windows, walks, plants.
  2. Scrape loose and peeling paint, and dig out caulk that has cracked or pulled away.
  3. Re-caulk joints, seams and gaps.
  4. Prime where the surface needs it.

The Paint: Sherwin-Williams SuperPaint

Our standard exterior paint is Sherwin-Williams SuperPaint. If you'd rather have a different Sherwin-Williams line, or Benjamin Moore, Behr or another brand, tell us and we'll quote it that way.

We put it on heavy. Our painters go over every surface more than once as they work, building up a thick film instead of stretching one thin coat to cover. We go through a lot of paint on a house, and that's on purpose. Film thickness is a big part of what makes exterior paint last in Texas sun, and we'd rather use too much paint than too little.

If you want a traditional two-coat job, with the first coat fully dry before the second goes on, say so at the estimate and Randy will price it that way.

Painting Hardie Board and Other Siding

Fiber cement siding holds paint better than wood, but it still needs repainting eventually, and the caulk joints usually go first. We install James Hardie siding ourselves, and we install it primed and paint it on site, so painting fiber cement is routine work for us.

HOA Colors and Approvals

Many neighborhoods in Plano, Frisco and Allen require HOA approval before you change exterior colors. If yours does, tell Randy at the estimate so the job can be scheduled around the approval.

How We Do It

  1. We inspect the wood

Before quoting, we find what needs repair, so the price you get is the real price.

  2. We fix what's bad

Rotted or damaged wood is replaced before any paint goes on.

  3. We prep

Cover, scrape and re-caulk, so the paint has something sound to hold on to.

  4. We paint

Sherwin-Williams SuperPaint, put on heavy. Randy meets the crew at your home to start the job and stays your point of contact until it's complete.

  5. We clean up

The site gets cleaned up, and the job is backed by our written workmanship warranty.

Exterior Painting Questions

01 What paint do you use?

Sherwin-Williams SuperPaint is our standard. If you prefer another line or brand, we'll use it.

02 How many coats do you apply?

We go over every surface more than once while we paint, so it gets a heavy, full-coverage film and a generous amount of paint. If you want a traditional two-coat job, where the first coat dries completely before the second, tell Randy at the estimate and he'll price it that way.

03 What if you find rotted wood?

We repair it as part of the project. Covering up bad wood means the problem comes back, so we fix it first.

04 Do you paint Hardie board siding?

Yes. We install it and paint it, so we know how it should be caulked and coated.

05 Do I pay anything up front?

No. You pay nothing to start. Fifty percent is due once the necessary carpentry is complete, and the remaining balance is due after the work is finished and any final inspection passes.

06 What kind of warranty do you offer?

Every project is backed by our written workmanship warranty. If something isn't right, we come back and make it right.

07 Where do you paint?

Plano, Allen, Frisco and North Dallas, along with Richardson, Carrollton, McKinney, Sachse and Wylie.
