MASONITE SIDING
Masonite is a brand name for hardboard siding: wood fiber pressed into boards. It went on a huge share of the homes built around Dallas from the 1970s into the 1990s. It looks like wood siding when it's new. The trouble starts when water gets into it.
Hardboard soaks up water at the bottom edges, the nail holes and the joints. Then it swells, the paint lets go, and the board goes soft. Once that starts, paint and caulk only slow it down. The board doesn't come back.
This is some of the most common work we do. Most weeks we're pulling Masonite off a house and putting James Hardie up in its place.

If you're seeing several of these on the same wall, it's usually time to replace that wall, not repaint it.
Here's the good news. Most of the time the damage stops at the siding. When we pull Masonite, the wall behind it is usually fine, unless it was left to go for far too long. When we do find rotted wood, it gets repaired before anything new goes up.
It's your call. Some homeowners replace everything at once. Others do the walls that take the weather now and the rest later. We do it either way, and no job is too small to call about.
Most of the time, James Hardie siding. Fiber cement doesn't rot, doesn't swell and doesn't feed termites, so you're not trading one problem for the same problem later. If you'd rather have SmartSide or another material, we install those too.
The new siding goes on over Tyvek house wrap with taped seams, with the windows taped in, and it's finished with Hardie trim. Then we paint it. More on our exterior painting.
If the boards are still hard and flat, yes. Keeping paint and caulk in good shape is what keeps water out of hardboard. Once boards are swollen or soft, paint won't fix them. We'll look at the house and tell you honestly which walls can be painted and which need to come off.

Look at the bottom edge of a board. Hardboard looks like dense pressed fiber, not wood grain, and failing boards swell and go fuzzy along that edge. If you're not sure, Randy can tell you when he looks at the house.
